Every Coastal Property Is Different
Two lots that look nearly identical can have completely different building requirements.
One may sit outside a flood hazard area, while the property next door requires elevated construction. A waterfront homesite may have setback restrictions or seawall considerations that don’t exist on an interior lot.
Because of this, before discussing floor plans or finishes, it’s important to understand the property itself.
This evaluation often includes:
- Flood zone designation
- Base Flood Elevation (BFE)
- Existing site elevations
- Soil conditions
- Drainage
- Utility access
- Local zoning requirements
Those details shape the project long before the foundation is poured.
